The practical case is grout, or the lack of it. Cement grout in a busy St. Louis kitchen picks up grease and traffic and starts looking dingy inside a few years, and regrouting is a miserable weekend. LVT can be laid tight with no grout at all, or with a flexible grout that stays sealed and keeps its color. Either way there is less to scrub, and nothing cracks along a joist line when the house moves through a humid summer.

How LVT goes down changes the look, the feel underfoot, and the number on the quote. Your subfloor gets a vote too, since a bouncy wood-framed second story and a flat basement slab do not take the same method. We walk the rooms first, check for movement and moisture, then recommend one of the approaches below. All of them end up waterproof once they are in and the transitions are set.

Kitchens, mudrooms, and basement baths, mostly. It handles a mopped floor, winter salt, and a dropped cast-iron pan without cracking, and it is noticeably warmer than porcelain in January. In the newer builds we work in around St. Charles, it is a common swap for builder-grade ceramic in a laundry or a hall bath - the same look, a softer landing, and no cracked grout line running across the room two winters in.
How we set it
Flat first. LVT is thin, and every dip and ridge in a subfloor telegraphs through it within a year. We grind, patch, and check the floor, then dry-lay the pattern so you can see where the cuts land before anything is stuck down. After that it is the correct adhesive or click system, sealed flexible grout when the job calls for it, and transitions color-matched into the next room. Vinyl Floor Tiles - frequently asked questions
We use a flexible polymer-modified grout made for vinyl tile, so it moves with the floor instead of splitting over a joist line. It gets sealed as part of the install and holds its color better than cement grout. It still wants a mop and a mild cleaner now and then, but you will not be regrouting a kitchen four years from now.
No. LVT reads warm because the core is not a mineral slab. Barefoot in February you feel the difference right away, which matters in a finished basement or a bath sitting over an unheated crawlspace. It also works over radiant heat if that is part of your project. Just tell us before we choose the product and the adhesive, since not every line is rated for it.
That is where most of ours go. It is waterproof, it does not chip when a pan lands on it, and it cleans up with a damp mop. The one thing to watch is grit tracked in from a driveway or an attached garage, because sand acts like sandpaper on any hard floor. A mat at the door and a regular sweep takes care of it.

Usually, yes. A lot of St. Louis brick homes and mid-county ranches have red or white oak strip flooring sitting under old carpet. We pull up a corner, see how much wood is left above the nails, and sand with dust containment equipment. Before we commit to a color we test stains on your own floor, because oak in your light does not look like a sample in our showroom.
