Webster Groves was built in layers. The oldest houses went up in the 1890s around Tuxedo Park and Webster Park, followed by a long run of four-squares, Tudors and bungalows through the 1920s and 1930s, then a scattering of ranches after the war along the southern edge of town. Almost every one of the older houses was laid with narrow red oak strip, two and a quarter inches wide, and a great deal of it is still down there under wall-to-wall carpet. We spend a good part of our week in this city bringing that oak back.

Usually, yes. Houses built here between 1900 and 1940 nearly all got red oak strip, and carpet has protected it. We lift a corner in a closet, look at the wear layer above the tongue and check for pet stains and old tack strip damage along the walls. If the wood has enough life left, refinishing at $3.50 to $6 per square foot beats a new floor every time.
That is a regular job for us. A 1920s kitchen or a rear addition often needs a floor woven into existing oak. We match species, board width and grain direction, lace new boards into the old field rather than butting a threshold, then sand and stain the whole area as one floor. Stain samples get tested on your actual boards first, since old oak takes color differently than new.
Carpet runs $2.75 to $7.50 per square foot installed with pad and haul-away. Laminate is $4 to $8, luxury vinyl plank $5 to $10, tile $8 to $18, engineered hardwood $8 to $14 and solid hardwood $9 to $16. Refinishing is $3.50 to $6. Stairs are priced per tread at $60 to $150. A free in-home measure turns any of those ranges into one written number.
Waterproof goods only. On the low side of Deer Creek and along the older stone foundations we see seepage after heavy spring rain, so we specify luxury vinyl plank, tile or carpet tile that can be lifted and replaced square by square. We check the slab for moisture before quoting, and we will tell you straight if the floor should wait until a drainage problem is handled.
