Florissant grew up fast. The city went from a farm town around the St. Ferdinand Shrine to one of the largest suburbs in Missouri in about twenty years, and most of what got built in that stretch is still standing. Three-bedroom brick ranches, split-levels with a family room on the lower level, and story-and-a-half capes sit on quiet loops off New Halls Ferry, Patterson and Washington. We work in those houses constantly. The floor plans repeat, the subfloors repeat, and we usually know what is under the carpet before we lift a corner.
Most of the time it is oak. Builders here laid red oak strip flooring through the living room, hall and bedrooms, and a later owner covered it with wall-to-wall carpet somewhere around 1988. Pull that carpet up and there is a floor worth saving under the pad. Refinishing is our strongest work, and in Florissant it is also the cheapest good answer, since sanding and staining an existing oak floor usually costs less than half of what new material runs. If the boards are too thin to sand again, we will say so.
Not every room wants wood. Basements are part of the house here, finished off with paneling and a bar back in the seventies, and plenty of them still take water when a hard rain backs up Coldwater Creek. Those lower levels get waterproof vinyl plank or carpet tile, not solid oak. The side entry off the carport takes tile because winter salt and slush come in that door. Bedrooms take carpet. Waterproof vinyl plank or carpet tile. Plenty of Florissant lower levels have seen a wet spring, and solid wood or laminate will not forgive that.
