Why LVP works in Wildwood
Wildwood houses have rooms that punish a floor. The mudroom off a three-car garage collects gravel from the driveway, road salt in January and mud from Rockwoods Reservation and the Al Foster trail every weekend. The back hall is a dog highway. Picking a plank: wear layer, core and finish
The number that matters most is the wear layer, measured in mils. For a Wildwood main level with kids and dogs, 20 mil is the sweet spot and 12 mil is the practical floor for a lightly used guest level. Core type is the next decision. Rigid SPC cores are dense and hide small subfloor imperfections well, which suits a slab. WPC cores are softer and warmer underfoot, which some clients prefer in a finished basement family room.
Visuals have improved enormously. Wide planks in the 7 to 9 inch range with real embossing and matte finishes read convincingly in a big open Wildwood plan, and longer boards suit long runs better than short ones. Beveled edges add definition but catch more grit in a mudroom. We keep samples at the Maryland Heights showroom and bring them to the house, because these floors look very different under recessed cans than under a window wall.

Slabs, subfloors and prep out here
LVP is unforgiving about flatness. A rigid plank bridging a low spot will flex, click and eventually gap at the joints, so the prep is the job. On a Wildwood walkout slab we check for moisture, grind high spots, fill low ones with a patch or a self-leveler, and only then start laying. Slabs poured against a hillside can also carry hydrostatic pressure, which we test for rather than assume.
Upstairs, newer Town Center and Fox Creek builds usually have OSB or plywood over engineered joists. We screw off squeaks, replace any soft sheeting, and make sure fastener heads are set before the underlayment goes down. Older houses in Grover and Glencoe sometimes have a layer or two of old vinyl and particleboard that really should come out. We quote the demolition honestly instead of floating a new floor over a bad one.

The plank itself is waterproof and will not swell like laminate or wood. That said, no floating floor stops water that comes up through a slab or in from a window well. If your lower level has taken water, we want to know at the measure so the moisture issue gets addressed first and the floor is not covering up a problem.
Sometimes, if the existing floor is well bonded, flat and does not create a height problem at doors and transitions. Grout lines usually need filling first so they do not telegraph through. Often the cleaner answer in an older Wildwood house is to pull the old material out, and we will price both options so you can compare.
