Almost every house north of Delmar has one, plenty are finished into rec rooms and home offices, and the storms that park over Olive Boulevard have a way of finding the floor drain. Vinyl plank has a waterproof core, so a wet weekend means drying the room out and setting the furniture back, rather than tearing the floor out and starting the whole project over.
It works upstairs too. Kitchens, back halls and mudrooms in these old houses see wet boots from January through March, and plank handles that better than wood does. Landlords with student rentals near the Danforth campus like it because it looks sharp on move-in day, cleans with a mop, and does not scratch white when a couch gets dragged across it. Put a rug down and most people cannot tell it from the wood in the next room.
Choosing plank: wear layer, core and finish
The number that matters most is the wear layer. Twelve mil is fine for a spare bedroom. Twenty mil is what we put in a rental or a busy family kitchen. Core comes next. SPC is rigid and lies dead flat over an imperfect subfloor, while WPC is softer and quieter underfoot, which matters in a two-family flat where somebody lives below you. Both are waterproof all the way through the plank.
Then it is a question of looks. Wide planks with a light wire-brushed oak print suit the bright rooms in a postwar ranch near Heman Park, while a mid-brown with more grain sits better next to the original woodwork in a prewar house. Come see samples on the racks at the Maryland Heights showroom, take a couple home, and set them on the floor in the actual room before you choose.
Prep: old subfloors, slabs and moisture
Rigid plank is unforgiving about flat. In a hundred-year-old U City house the subfloor has moved, so we check it with a straightedge, fill the low spots, sand down the ridges, and often lay plywood underlayment over old board subfloor to get a clean plane. Skipping that step is why cheap installs telegraph every seam and click apart at the ends within a year. We would rather spend the extra day.
On a basement slab we test for moisture before anything goes down, and we deal with it if the numbers come back high. Old slabs in this part of the county are frequently uneven, and some have a patched trench where a sewer line was replaced. Those get leveled. If the basement has actually flooded before, we also talk about baseboard, trim height and keeping the wall material up off the floor.
What LVP costs in University City
Luxury vinyl plank runs $5 to $10 per square foot installed. The low end is a thinner wear layer over a floor that is already flat and clean. The top end is a heavy twenty mil plank with real prep underneath, furniture moved, old flooring hauled away, and transitions and trim finished properly. We move what needs moving, cut in around radiator feet and the stair stringer, set the transitions, and clean up behind ourselves. The plank itself is waterproof and will not swell the way laminate or wood does. What matters is everything around it. We use a floating install so a wet floor can be dried out, keep the material off the wall behind the trim, and talk through baseboard height with you. If the basement takes water often, address the water first and the floor second.
Sometimes. If the old floor is well bonded, flat and not stacked several layers deep, rigid plank can float over it and save you a demo. Old sheet vinyl in a U City kitchen is often glued to a rough underlayment that needs to come out anyway. We check on the measure visit and tell you which way is cheaper in the long run.
It can be, and that is worth planning for. A WPC core with an attached pad is quieter than bare SPC, and a proper acoustic underlayment helps more.
